Our service area is typically within 1 hour of our office, just outside of Lakefield, Ontario. It’s been demonstrated to us over the years that we can best manage and build projects within this distance.

Four Points designs and builds all sorts of projects from boathouses and garages, additions and renovations, to traditional or modern style custom homes. We have been registered as a Tarion builder since 2014. 

Unlike subdivision builders, we cannot provide a typical square foot price, as each of our projects are unique with many variables to consider. 


The initial meeting where we talk about your lifestyle needs, site conditions and interior finish tastes is very important.


After we’ve gotten to know a bit about these things, we can provide a rough budget, but it is important to note that a final estimate cannot be given until we have the final design. Y

ou will have control over the final cost of your project, as you make decisions on materials, design and products that go into it. We will do our best to help keep you within your budget, while achieving the look you want. 

A fixed price contract delivers a finished product for a set price, with a specific scope of work identified. There are typically “allowances” of a certain dollar value for items not yet finalized. Your payments are determined by when certain scheduled milestones are met, with final 10% held until completion. Extra costs occur if an unknown circumstance occurs or if your choices exceed an allowance. 


A cost-plus contract delivers a finished product with a budget estimate, with a specific scope of work identified, and a cost breakdown. There are typically “allowances” of a certain dollar value for items not yet finalized. Your payments occur on a regular basis and are based on actual costs of the project with a contractor percentage added. You receive job cost reports and copies of all bills with each invoice, providing full disclosure on all costs and changes to scope of work. A security deposit is held by Four Points until final completion.


Extra costs occur if an unknown circumstance occurs or if your choices exceed an allowance. 


The design-build process involves the same company providing you with the design and costing of the project, the permitting process, and the construction of the finished product.  It is a one-stop shop to coordinate it all. 


As builders, we are very aware of the costs of labour, materials and time that goes into home and renovation designs. Over the years, we have seen many people come to us with a construction plan that fulfills their dreams, but their budget cannot support, or does not work with the conditions of their building site (municipal or physical restrictions). When this occurs, the client has to start all over again with their design, wasting time and money. 


Working closely with the builder who is aware of your budget, knows the municipal particularities, and how to manage a challenging site during the design process is a distinct advantage. Design goals can be met within the budget if possible, other site challenges can be dealt with early and budget problems mitigated. 


During pre-construction (or design) we take a project from your wish lists and design dreams to being ready to build.  This involves many diverse tasks – design sketches and revisions, budget revisions, surveys, construction drawings and building contract, permitting and engineering.


The wait times from permit application to release of the building permit can vary greatly, but are not short.  We will be ready to start building your project within a month of the building permit release. 

Your initial consultation with us is always free, on your potential building site or in our office.  If you’d like us to create a rough design and budget, there will be a small fee relative to the size of your project.

You have 45 days to return items for a full refund, with or without a receipt. Items must still have their original tags.

Projects typically take between 4 months to a year to build once construction starts. Of course, this depends on the size and complexity of the project and weather conditions. Your finishing decisions made during the project will also affect how long it takes to complete.

Yes, we work on islands and have our own boats and barges.  Our crews are well trained in all of the variables that go into planning an island project.
